What is the energy certification of buildings?

It is an official and compulsory document which determines the energetic consumption of our buildings. This document is made by a specialist and includes information about structural elements of the building and its installations, obtaining values about the energetic demand and consumption of the building. With these values, the building obtains an energetic mark according to the amount of emissions of carbon dioxide and the energetic consumption.

According to the Spanish law of the RD 235/2013 the Energy Performance Certificate (EPC) establishes that since the first of June of 2013 it is compulsory to provide the buyer or the tenant of a building with its energy performance certificate. The tag of energy performance must be included in every offer and advertisement whose purpose is the selling or rental of a building. In case of selling, the seller must give the buyer the original certificate. In case of rental, the buyer must attach a copy of the certificate to the rental contract.

Top Tips For A Better EPC Rating

If you have a hot water tank, make sure that it is correctly insulated. Good insulation can make a significant difference to the rating.

Insulation. If we cannot see the property is insulated because either we cannot gain access to it or because the loft is boarded over please have any paperwork available to prove property insulation is fitted.

If you have cavity wall insulation which is not visible due to rendering etc, make sure you have the paperwork available.

Boiler information: We will try to establish the exact make and model of the gas or oil heating boiler. Where this is possible, the exact efficiency of the boiler can be established. This is likely to be higher than the software default setting for that type of boiler. Establishing the boilers details from visual inspection can be difficult, so please have any information manuals or service history available.
